There are literally dozens if not hundreds of ways to make money in real estate and I get hit with them all from people who want me to partner with them or invest or raise capital for them. If it isn't multifamily, I turn it down. But why?? I could list 50 reasons but here are my top 4 in order: ✅ Risk - The first rule of investing is "don't lose money" and although all investments cary risk, I prefer to be on the far left of the risk spectrum. Multifamily provides diversification across 100s of units so it spreads my risk out. If a tenant moves out, no biggie. If unforeseen repairs pop up, all good. With multifamily we're able to handle these with ease and they've been accounted for in most cases. ✅ Passive Income - This one doesn't need much explanation. Who doesn't want to receive wires or ACHs to their bank account every single month like clockwork without doing any work? ✅ Tax Benefits - I invested in 9 multifamily assets last year and received an average of 72 cents on the dollar from the depreciation losses which offsets all of my passive income. Plus I have REPS so I use left over losses to offset my active income. Couple that with a well executed 1031 strategy over your lifetime and you can essentially build your wealth and your monthly passive income tax deferred and even tax free if you set it up properly. ✅ Forced Appreciation - In a well structured multifamily deal like we run, we can force appreciation. I want to double my wealth and passive income every 3-5 years and I absolutely can do that in multifamily. I don't know any other real estate investment vehicle that has the consistent ability to do that in any market cycle.
