I am highly interested in Self Directed IRA’s (Traditional & Roth). There are so many options that I would like to hear from investors what is working for them and why. I have been looking at Real Estate, Oil & Gas and Crypto. So many cons out there… I am hoping that there is true investors who are honest and willing to share.

My name is Gary Aguilar and I am looking wanting to learn more about what people are doing at retirement age and how best to invest. I just started looking at Self Directed IRA's and I am wanting to learn more from the group.

I have 2 rental properties. I have lived in both properties so the interest rate is lower than what you can get as an investor. My wife and I are retried and we make about $1000.00 dollars a month on the 2 units. We get a little more than that but there are repairs and normal ongoing expenses that you have to account for. The best part to the rentals is that someone else is paying the mortgage payment and the appraisals on the houses keep rising.... so our equity on the properties keeps going up. My advice to those who are thinking about rental units is that you have to have extra money for the rainy days and you have to buy right! Do not buy in the high crime rate areas because vandalism will happen. Both of my rentals are in a small town that there is very little crime and if 911 is dialed, 3 police units will respond in about 1 minute. You have to do your due diligence and patience is king. It appears that you have been doing this a while and I am wanting to know what other producing assets that you have done... pros and cons? What type of returns have you seen owning 1st Mortgages secured by development property? And how do you find these investments? I am looking for the best bang for my buck! Any feedback would be great...
