Intro - Aldo, CT/PA wholesale + acquisitions
Hey all, Aldo here - I run acquisitions for a wholesale/dispo shop, mostly PA and NJ right now but always tracking CT deal flow too since a chunk of what I'm seeing in this group (Torrington, New Britain) overlaps with markets I know. Been digging through the Cashflow Property and Properties Needed threads - good to see actual numbers getting posted instead of just "DM me." Looking forward to swapping notes on buy boxes and comps.

🔥 WOULD YOU TAKE OVER A 2% LOAN IN LOS ANGELES?
This deal is interesting for one big reason: The existing mortgage rate is only 2%. 📍 7606 1/4 Crenshaw Blvd, Los Angeles, CA 90043 🏠 1 Bed | 1 Bath | 671 Sq Ft The Deal • Purchase Price: $300,000 • Existing Loan Balance: $150,000 • Interest Rate: 2% • Rate increases to only 3% in 2030 • Monthly Principal & Interest: $574.65 • HOA: Only $144/month • Balloon Payment: 2036 In today’s market, finding existing financing at 2% is what makes this one stand out. But cheap debt alone doesn’t automatically make it a great deal. The real question is: How would you structure the other $150K between the purchase price and the existing loan balance? Nearby Comps 🏡 434 E Spruce Ave Unit 100 1 Bed | 1 Bath | 701 Sq Ft Sold: $420,000 🏡 3320 1/2 W 77th St 1 Bed | 1 Bath | 672 Sq Ft Sold: $355,850 🏡 7708 Crenshaw Blvd Unit 3/4 1 Bed | 1 Bath | 671 Sq Ft Sold: $350,000 Comparable sales range from about $350K to $420K, with an average around $375K. So now we have: ✅ Purchase price at $300K ✅ Extremely low 2% existing financing ✅ Payment of only $574.65 P&I ✅ Low HOA ✅ Comparable sales above the purchase price ✅ 10 years before the 2036 balloon But there’s also an important question: ⚠️ What’s your plan before that balloon payment comes due? Would you: 💡 Hold it long-term? 💡 Rent it? 💡 Sell before the balloon? 💡 Refinance later? 💡 Negotiate seller financing on the equity? This is a perfect example of why creative real estate isn’t only about finding a cheap property. Sometimes the real asset is the financing attached to the property. 👇 Would you take this deal at $300K? What would your strategy be?

🔥 WOULD YOU TAKE OVER A 2% LOAN IN LOS ANGELES?
🔥 DEAL BREAKDOWN: Almost $180K Between Purchase Price & ARV
Here’s another interesting opportunity to analyze: 📍 579 Charles St, Torrington, CT 🏡 3 Bedrooms | 2 Bathrooms | 1,720 Sq Ft This is a solid vacant home, which means access is flexible and the property can be evaluated without coordinating with tenants. The Numbers • Purchase Price: $195,000 • Estimated ARV: $375,000 • Potential Spread: $180,000 • Property Status: Vacant • Condition: Solid home Now, that $180K is not automatically profit — repairs, closing costs, holding costs, financing, and resale expenses still have to be considered. But this is exactly why the deal is worth analyzing. Recent Comps 🏠 68 Knollwood Dr 3 Beds | 2 Baths | 1,779 Sq Ft Sold: $400,000 🏠 19 Hillcrest St 3 Beds | 2 Baths | 1,733 Sq Ft Sold: $360,000 🏠 164 Sherwood Dr 3 Beds | 2 Baths | 1,679 Sq Ft Sold: $384,900 These properties are very similar in size and bedroom/bathroom count, with sales ranging from approximately $360K to $400K. That puts the estimated $375K ARV right in the middle of the comp range. 🔥 So here’s the question: If you could buy this property for $195K, what would be the maximum rehab budget you’d be comfortable with? Would you: ✅ Fix & Flip ✅ Renovate and Hold ✅ Buy, Improve & Refinance ✅ Wholesale the opportunity ✅ Negotiate an even better purchase price This is where knowing how to run the numbers makes the difference between simply seeing a house… …and seeing an opportunity. 👇 What strategy would you use on this one?

🔥 DEAL BREAKDOWN: Almost $180K Between Purchase Price & ARV
💰 THIS ONE STARTS TO LOOK INTERESTING…
Let’s break down another real deal: 📍 618 Stuyvesant Ave, Trenton, NJ This property is already in good condition and only needs minimal repairs, which makes the numbers even more interesting. The Numbers • Estimated Value: $205,000 • Existing Loan Balance: $180,000 • Approx. Equity: $25,000 • Interest Rate: 6.75% • Monthly Payment: $1,283 • Current Rent: $2,000/month • 4 Bedrooms • 1 Bathroom Based on the current numbers, this property is generating approximately: 🔥 $633/month in positive cash flow That’s more than $7,600 per year before any unexpected expenses. And on top of that: ✅ Around $25K in equity ✅ Property is already in good shape ✅ Minimal repairs needed ✅ Existing tenant paying $2,000/month ✅ Existing financing already in place This is the kind of deal that shows why learning how to analyze real estate matters. It’s not just about the purchase price. It’s about understanding: Cash flow + equity + financing + condition + exit strategy. 👇 Would you take this deal? And more importantly… What would be your strategy with it: hold, refinance later, sell, or something else?
