Making Money Property Sourcing in 3 Steps
There's only three parts to a sourcing or deal packaging business, when you distill it down into it's core areas. You need to know. 1. How to find clients (investors) 2. How to analyse deals properly 3. How to find opportunities That's it. You don't need a big fancy course costing thousands. The above three skills are all it takes to make good money. Where people go wrong... 1. Focus on tasks that don't fall into the above three brackets 2. Don't take enough action on the above three areas 3. Get sucked into looking for short-cuts, or easier ways to do the above instead of doing the work. With this in mind... I'm going to do a mini course (very mini) JUST focusing on the three key areas and nothing else. No noise, no fluff just the important stuff. Learn the three tasks and how to take action and execute and you WILL MAKE MONEY. It's that simple. £4,000 to £5,000 per property - how many could you do in a year if you really focused on this.

I'm NOT back in the UK after all 🤦🏻‍♂️ ✈️
We've had so many amazing meals, meze and halloumi and made great memories as well as lots of planning our future out here in Cyprus. The boss (wife) is now fully onboard. 👏 I'll miss the morning walks along the harbour and my morning coffee looking out at sea but... there's work to do in the UK first 🇬🇧 New business goals, new fitness goals 💪 Updates incoming next week on the launch of the new property software - Accelerator. Also there are a few spots left for the VIP 12 month program find out more here and get your application in: www.propertyaccelerator.co.uk/vip.html Catch up with you all soon! Update: I'm stuck in Cyprus all flights home cancelled due to the issue with UK air traffic control.

@Paul Rose Aww!! i don't blame you, enjoy!!🍸
Would you be annoyed if this happened to you?
You join a gym and sign-up to have your own personal trainer (stick with me) The trainer sends you a 'personalised plan and nutrition guide' and you're dreaming of that new body! Then you find out... that your personal trainer sends out the EXACT same 'personal plan' to everyone they work with. So it's not personalised at all 🤬 A 25 stone guy cannot have the same plan as a 10 stone woman - It makes no sense! This is EXACTLY what property trainers do.. The big names in the UK all sell courses (and sell you a dream.) That's exactly the same as the above... their property courses are all 'one-size-fits-all' and these amazing programs are not tailored toward you at all in any way shape or form. They are the same course, everyone gets and they're sold to ANYONE that will pay the fee. They don't care about your experience, your financial position, the amount of available time you have, and they have zero interest in your strengths and weaknesses or capabilities. One size fits all fitness programs don't work for very obvious reasons AND neither do one size fits all property courses. I know from mentoring clients for the last several years that every single person I work with is different. All my clients I work with need my help and advice in different ways. A newbie to property needs very different advice and help compared with an investor with several properties under their belt. That's why all my clients get their own personalised plan of action and that means they have a plan that suits THEM AND THEM ONLY. The way it should be. Common sense should not desert you, if you're considering property education. If you're interested then here's the link for more info: www.propertyaccelerator.co.uk/accelerator

Paul, you've hit the nail on the head. That's exactly the situation out there, and people are actually spending thousands for it. 😃
Some of the best books I've read that inspired me...
Everyone mentions certain books that hit a nerve and stayed with them long after they finished reading. Well these books all did that in some way for me and shaped the person I became. I was always a glass half-full kind of a guy when i was younger, and these books played a part in completely resetting my mind. They helped give me a NEW attitude that has stuck with me for many years now. 'If you always do what you've always done, you'll always get the same results' such a good quote I often think about. It's time to make different decisions and better decisions for yourself. Stop living life on repeat and expecting things to change, they won't! Massive change only comes from massive actions it's the only way! How many of these have you read? What's your favourite ever book in this genre?

I wanted to solve the two biggest problems people have in property... 1. People struggle to find investors and... 2. People struggle to find off-market deals Now don't get too excited but... I think I've only gone and DONE IT! 😉🤣 Images attached: - Snapshot of some of the property tools - Snapshot of 90 day plan tracker - Snapshot of full project management tool with S.O.W. and Gantt chart + contractor checklist - Snapshot of sample home page and menu with projected income and what's on guide - Snapshot of the off-market deal finder in one UK city with over 13,000 leads I've spent months building this one piece of software that does the leg work of a property business. Here's MOSTLY everything that's inside the ALL NEW Accelerator: - Finds off-market houses that are NOT on Rightmove - Filters them by strategy: flip, BRRR, HMO, buy to let, assisted sale - Writes the letter to the owner for you. Print it, post it, done! - Holds all your mentoring call summaries after every video call it drops into your system - Will an immersive version of your 90 day action plans - Users can make notes and save them along with their 90 day plan (see screenshot) - Runs the numbers on any deal: 5 calculators (BTL, BRRR, HMO, serviced accommodation, flips) - Gives you a plain-English verdict on why a deal stacks or not - Turns any deal you analyse into a branded investor pack in one click - Finds active investors, landlords and developers in your area - Gives you 'word-for-word' outreach messages and templates to start the conversation - Tracks every investor from " first contact to onboarded" - Ranks 65 UK towns by live rental yield - Tracks house price growth for any area, straight from the Land Registry - Generates investor-ready 'Area Reports' again... in YOUR branding - Runs your refurb like a project manager: schedule of works, budget vs actual, timeline, contractor vetting checklist and full gantt chart which is editable - Tracks every deal from first sight to completion all in one place! - Tracks your portfolio, your compliance dates, and exactly how close you are to replacing your income - Holds your investor database and your deal pipeline to make running your business simple!
