It’s easy to measure success by numbers. Balances. Income. Net worth. But real success looks very different. It’s having control over your time. It’s being present with your family. It’s sleeping well at night. It’s building something that lasts — not constantly chasing more. Money is a tool. Not the scoreboard. If you’ve built wealth but lost your time, health, or peace — the balance sheet doesn’t tell the full story. True success is designing a life you don’t need to escape from.

If I were starting again with no experience, no portfolio, no contacts, I wouldn’t chase every strategy or try to look busy. I’d strip it right back. First, I’d focus on education with intent. Not consuming everything… but learning one strategy properly.. how it works, where it works, and why it works. Then I’d lock in one location. Know the rents. Know the demand. Know the numbers so well that deals start to look obvious instead of confusing. Next, I’d master the numbers. If you can’t quickly tell whether a deal stacks, confidence never shows up. The numbers remove emotion and guesswork. I’d also spend time building credibility, not clout. Speaking clearly, following through, and doing what I say I’ll do, even before I own anything. And lastly, I’d get around the right people. Not the loudest voices, but people actually doing deals, asking better questions, and sharing real lessons. Property doesn’t reward the busiest person. For years, I focused on one question: “How much money can I make?” Higher income. Bigger months. More output. What I didn’t realise at the time is that income alone doesn’t create wealth — it just creates lifestyle. The real shift came when I started asking a different question: “What assets can I own and keep long-term?” That change led me to think in decades, not months. To value boring, predictable investments. To prioritise ownership over excitement. Property isn’t always fast. It isn’t always glamorous. But it compounds. This way of thinking changed everything for me — not overnight, but permanently.

Sending a Big Thank You to @Liam Ryan an and his team for a fantastic Academy day on Monday 26th. It was my first Academy day and I came away with new contacts/friends and insights from Liam and @Philip Elder and the presenters - for example - 1- You don't know what you don't know, so use the AFL Mentors and Community to ask questions and build your knowledge; 2- Most of us have similar challenges, fears - e.g. worried about funding, struggling to organise our time etc 3- Having a financial education can really make a big difference to your property business and progress - the pensions/SSAS information was really insightful. So I'm looking forward to the new Portal and webinar sessions with the mentors - to help me build my property business - Looking forward to seeing everyone else's progress too 🙂

Hi all - I'd appreciate advice from this community please - I'm registering my limited company property business on Companies House website. As you have to put your private home address - for me it will also be the correspondence address, so it will be on the public register - I'm trying to find out - is there a way not to have my private home address on the public register? It says I can't use a PO Box - is there another way to have a 'virtual' address that I can register on companies House? I'd like to keep my home address private (if possible) - Thanks in advance for any advice 🙂
