I am a FL RE Broker, FL MLO, Commercial Loan Broker & Investor. 30+ Years Experience I’m Buying, 1st Position Non-Performing Mortgage Notes nationwide. Also Buying active, single family detached rental portfolios in the greater metropolitan areas of Atlanta, Birmingham, Charlotte, Columbia, Greenville, Jacksonville, Memphis, Nashville, Orlando, Phoenix, Raleigh, Savannah, & Tampa. A portfolio may contain houses in more than one metro. The minimum portfolio size is 5 houses with no upper limit. Must be off market and direct to seller, no daisy chains. My criteria: Single Family Detached Houses that are currently leased. If a few are vacant in a large portfolio that will be ok. 3+ bedrooms, 900+ heated Sq-Ft, 1960+ build. If seller is concerned about capital gains, I can assist them in sourcing an appropriate replacement for a 1031 exchange, be it a luxury beach rental or perhaps a DST or TIC under a mall, post office or even an oil well. There is even a way to exchange into an REIT. Very good prices paid. I even pay for title insurance. I do not low ball. I also have 10 contiguous vacant residential lots on a cul-de sac (~4.0 acres) in Los Lunas NM. I am open to doing something creative with.
