How to get notified the moment a property drops in price on Rightmove
Hi everyone. Have really been struggling with missing price drops on Rightmove lately. I'll be watching a property for weeks, then find out it dropped £20k three days ago and someone else has already put in an offer. Also been banging my head against the wall trying to figure out how to monitor multiple postcodes at once without checking manually every single day and I know a lot of people here have the same problem. Anyway, I was playing around with some automation tools and I think I've figured out a way to solve this. Wanted to share in case it helps anyone (n8n costs around $5 to $10 a month, plus a few pounds extra for scraping if you want more volume): 1. Go to Rightmove and search your target area with all your usual filters (price range, property type, etc). Copy the URL from your browser. 2. Create a free account on Apify.com and find the actor called "Rightmove Scraper" by dhrumil. Paste your search URL in and run it once to save all current prices. 3. Create a free Google Sheet with these columns: listing ID, address, price, URL, date checked. 4. Set the scraper to run automatically every 6 to 12 hours and push results into your sheet. 5. Set up an alert using n8n that fires whenever a price in the sheet goes lower than the previous entry for the same listing ID. 6. You'll get a WhatsApp or email the moment any property in your target area drops, with the address, old price, new price, and a direct link. Hope this helps someone else as well 🙏

How to Stop High Intent Property Leads From Going Cold Before You Even Call Them
Hi all. I've been thinking a lot about this lately after someone in this group asked how to work a large list of sellers without losing track of them. The problem isn't always volume. It's that the process gets disorganised and leads go cold before you've even followed up properly. Here's a simple system that should fix it: 1. Use Nimbus Maps or PropertyData to filter motivated sellers — properties sitting 60-90+ days on market are your highest intent leads. 2. Skip trace the leads using BatchData, REISkip or PrimeTracers 3. Export the list and have it flow automatically into a Google Sheet or CRM so every lead is tracked in one place. 4. Set up automated reminders and a follow-up sequence so no lead sits too long without a call, text or email. Most deals come after the 7th or 10th touchpoint. Almost nobody gets there manually.
