For me, identifying the guest avatar and staying current with market performance are two of the biggest drivers of great design decisions. I actually wish the course had gone a bit deeper into those areas. In my own markets, I usually spot high‑performing STRs using tools like AirDNA or Rabbu. I don’t get hung up on the revenue estimates from either platform since they both have a margin of error, but they’re still useful for seeing which listings consistently outperform. From there, you can reverse‑engineer the amenities, design choices, and positioning that set them apart. As for finding comparable markets, I’ve experimented with AI tools to identify markets similar to mine. I’m on the Bourbon Trail, and AI kept trying to match it with places like Fredericksburg, TX or Napa Valley. Interesting comparisons, but the design language in those markets is totally different from what works here, so it wasn’t very helpful. I’d love to hear how others approach this part of the process.
