My Win this week
As I’m selling two businesses, I decide to start one more for lucky # 10 I’ve been looking into Land Flipping for a while now but finally pulled the trigger. It’s basically finding off market vacant land and finding a developer who is looking for new properties to build on. A flipper gets the land under contract then assigned it to the developer without ever paying money out of pocket. Each deal makes about $4k-$20k. The difficult part that takes all the legwork is finding people willing to sell at a discount. I identified buyers and land m, then started sending out offers. Time will tell how profitable or to what scale I am willing to build it, but my goal is over $100,000 in 12 months. I love these low overhead businesses with big upside. It is costing me about $100/mo for software.

Random spots throughout New England (RI, VT) right now but soon all of New England. Residential lots, mostly 0.3-2.5 acres. Vacant land. Most lots sell for $25k-$120k. I will only go for lots that get the developer a 20% under market value or more.

Army soldier to AF contractor. IT and cybersecurity work mostly. Mom of grown kids. Delayed starting to work on clarifying goals (and extra life stuff) but still deciding on priorities.

@Yvette Jones - Swanson I have worked years with veteran homelessness and employment in the non profit sector. I appreciate what you do. I think a lot of people hear would love to hear about how credit repair works. Maybe we can have you on as one of the guest speakers.

@Yvette Jones - Swanson Fair enough. It is funny that the "experts" like banks and financial advisors will not give credit advice in fear of legal recourse. So it is up to us common people who have just been there and done that. Perfectly fine to throw out a disclaimer. We could have you discuss something else if credit is not what you want to cover.
Owners Are Responsible for sales (Sales Skool Sunday)
I had made a video that shows how my company realizing a pricing gap opportunity. In 1 hour, I mailed out notices that made my company about $7,000 per year extra in profit. Not too often can I make $7,000/hr. Then I talk about a business partnership that outsourced his sales and lost his company within a couple months. A catastrophic mistake about losing control of his customers and allowing the success of his company to be in someone else's hands. That and he missed something critical in their sales contract. You own the sales for your company. That does not mean you need to do all the marketing and make every sales call. It is okay having sales teams and training them. That is how I grew my shed business over $3M/Yr. I does mean that you are ultimately responsible however. Additionally, sales is the best way to learn about your customers and how they perceive your products, services, competency, and value. When big companies fail, it is because they lost touch with their customers. When small business fail is because they never understood their customers from the start. You need to know what makes your company profitable. Don't waste time chasing shinny pennies. Do not trip over dollars to pick up a dime. Focus on the bottom line and what drives 80% of your profit. @Yvette Jones - Swanson There will be important task that can be delegated, but you still need oversight and in my business partners scenario, he messed up by not reading and understanding the sales contract. He should have made them sign a non-compete or at least to own the customers.
