New to Real Estate, But Not New to Helping People 👩‍⚕️
I probably should’ve introduced myself sooner! I’m fairly new to the group, but I’m just now really digging in and trying to make things happen. I’ve been in the medical field for years. I’m a Registered Nurse with a strong background in caring for people, solving problems under pressure, and adapting quickly....all skills I’m hoping will serve me well in real estate! I joined this community because I’m ready to make a change. I’m learning fast, asking questions, and taking action one step at a time. 15 K land deal on a North Carolina lot
Just closed this little land deal through a North Carolina Law Firm. 20 K to the seller under contract 35+ closing cost to the buyer. Everyone’s happy, solved the seller’s problem and the buyers problem and made 15 K. Love this system. Rock on people.

@Brandon Clase zero. I did what’s called a dry closing. It’s a double close where the buyer pays both transactions. Since it was North Carolina, it had to go through a law firm rather than an escrow & title company. They handled the purchase/sale from my LLC and the seller as well as the sale from my LLC to the buyer who paid both transactions. The only thing the original seller had to pay was the prorated taxes still due for the year.

@Michele Redd if you can get it for 30% or more below tax assessed value you can usually move it near tax assessed value. some people will let them go super cheap though so don't be afraid to lowball.
