Deals Don’t Close Without Capital
For everyone in the group studying business acquisitions or commercial real estate deals: Start paying attention to capital sources. Finding a deal is one skill. Knowing who can help you fund it is a completely different skill. Here are 3 examples worth studying: 1. Mazal Capital Relevant for business acquisitions, ETA, self-funded search, roll-ups, and deal-by-deal equity. 2. Caplin Capital Management Relevant for commercial real estate, private credit, structured capital, and equity-gap financing. 3. Valera Capital A family office example that invests across private markets, direct deals, funds, and co-investments. The point is not to randomly email investors. The point is to understand how different capital partners think. Some want business acquisitions. Some want real estate debt. Some want co-investments. Some want operator-led deals. Some only care if the structure makes sense. As you learn how to analyze deals, also learn how to think through the capital stack. Because the person who understands both the deal and the financing has a much better chance of actually closing.
