1) The perfect storm is coming! $1.26 TRILLION in CRE loans in 2027 alone. most at 3-4% rates now refi'ing at 6-7%. Creates a huge gap. Owners can't write multi 7 figure checks to cover the gap. They will sell at a discount and that's are entry point! 2) Multifamily construction starts are down 74% from the peak, while demand just hit a 20-year record. We're buying during peak deliveries (2025-26) while positioning for scarcity (2027-29) as new supply craters. 3) Properties that sold at 4% cap rates in 2021 are now trading at 6% caps, that's 25-35% price resets. Same good real estate, just reset capital structures. Good presentation Nizan!
