Reminder on PoF Usage ... Please Read 👀
One of the bonuses that comes with the white label site for VIP members is a downloadable PoF document. This is to be managed carefully so it does not move from high value to being worth as much as crayons on toilet paper. 😉 Please remember the following rules: 🙋‍♂️ It can only be used on a deal submitted with us. If the deal is not submitted with us, it will not be in our CRM, and when a broker or other individual calls me, I will not be able to confirm that it is legitimate. 💲 If must be a deal type we actually fund. If it's a gap deal, or something else that is outside what we do, we will not back the downloaded PoF document. ✅ If it is a deal type that one of our partners funds, get prior approval. This is true even if it's under $1m. If we are not going to fund it because it's not what we do, but we have someone that will do it, ask us first. We will confirm with them and then when I'm called, I can confidently state that we issued the document and it is legitimate. Thank you all for attending my Ted Talk today. 💙 Paul

💸 $15K stuck deal. Referrer paid.
Two properties. One referral. And the referral fee went out before the file was even officially closed. Here's the "how the sausage is made" view of a file from last month. Real dates, real steps, nothing dressed up. 🗓️ Thu, Aug 13, 7:20am MT A referrer sends us a stuck deal. Two properties on the same street in Virginia, one EMD needed at $15,000. Buyer can't move without it. ⚡ Same morning, 9:41am Deal desk is live and engaging in communication. 📨 9:41am to 4:20pm, still day one Request confirmed, borrower emailed, Power of Attorney for the deposit release sent out. All same day. 🧐 11:18am, the gut check from the top Leadership dropped into the channel that morning with one note for the team: finish the full initial review before this file moves forward, so everything downstream is accurate. That's internal guidance based on the deal submission. 📁 Aug 14, five rounds of docs Contract, funding procedure, confirmations, back and forth and back again. 🏦 Aug 17, 12:50pm, wire instructions Requested directly from escrow. Remember, we don't pull these from an email chain or trust something sent to us. Requested from the source and verified independently. ✅ Aug 17, 12:59pm, ready to fund Nine minutes after the wire step. Four days from submission to funding ready. 🏷️ Aug 17 to 19, title Three rounds of title confirmations to get title onboard. Then the $15,000 funded into escrow. 🕰️ Aug 31 to Sep 3, real life happens A refundable period extension, then another, then the buyer walked during due diligence. Deal died. It happens. Termination and return processed Sept 3. 🤝 Sep 4, referral fee paid Five days before the file was formally closed on Sept 9. The purchase never closed. The buyer walked. The EMD came back to us. And the referrer still got paid, because on an EMD our fee is earned up front when we fund, not at the closing table. The bigger fee only comes if the deal closes. No close, no second bite, for us or anyone else. This is a reminder of the model we run. You bring the connection. We bring the capital, the checklists, the verification and the people running it.

I wish the title escrow understood the EMD because this is wonderful and allows also term sheets go out but seller says it's All on the financial addendum but I like the way we do things
It never happens they say....
Some days I jump out of bed believing, “This is really going to work.” Other days, it takes a lot more effort to fight off the negative talk in my own head. I think we all want evidence. Evidence that if we take the risk, it will pay off. Evidence that we are heading in the right direction. Evidence that all the time, energy, money, learning, networking, and uncomfortable growth is actually leading somewhere. This has all been new for me since February. And in that time, I’ve built some incredible relationships, learned more than I could have imagined, and had a lot of deals come across my desk and get submitted. But none of them have actually closed and paid out yet. I still say, “Yes, this is going to work,” because I believe it will. But some days it’s harder to convince my mind to keep going when I don’t have the financial evidence to back that belief up yet. Right now, we’re fighting to get EMD returned after my contact decided to swap it out after we had already funded it. The escrow officer literally said, “This is highly unusual circumstances as Earnest Money is not swapped ever.” And yet… here we are. These are the moments that test you. The moments where something goes sideways and that little voice starts saying: See? Maybe this isn’t working. Maybe you made the wrong decision. Maybe you should stop before you lose more. And I think this is the part of building something that people don’t talk about enough. You don’t always get the evidence first. Sometimes you have to keep showing up before the results show up. So today, I’m choosing to look at the evidence I do have. The relationships I’ve built. The people who trust me enough to bring me their deals. Everything I’ve learned in the last seven months. The fact that I understand this business in a completely different way than I did in February. And the opportunities that keep getting closer and closer. The financial evidence isn’t here yet. "YET" is the important word. Maybe believing in what you’re building isn’t about never doubting it.

Thank you It definitely has been some brokers questioning the EMD. Wondering why we use it to me. Is the best thing ever being a LLC upgrading to and convert to a C Corp but definitely help my clients on structure making sure commercial buildings with impact and accredited investors. Different programs for buildings, but I definitely learning a lot and determined to not give up and determine to make sure corporations and oil companies instead of paying $50,000 for backdrop for one day fundraising and put that on an impact down payment on a building that a non-profit can save. Definitely need to make sure that our consultants are paid and sam.gov and government contracts in our veterans to them. It's $1,000 to them. It's $2,000 but to me archbed into an empty Violence and are unhoused that served our country in the First Responders deserve more. I thank you all and I do see the light. I usually paid $10,000 a month on the hotels and definitely have to make a decision here soon. Do I pay that today and give myself enough 30 days or do I? But I definitely do believe
