Hey everyone! 👋
Excited to be here and connect with everyone in the Mom’s Home Property Management community. I’m fairly new to this community, but I’ve been building and working in real estate for some time. One thing that has really shaped my journey is building multiple income streams before getting deeper into real estate, which helped me create capital, gain experience, and approach the business from a different perspective. I’m here to learn, share what I’ve picked up along the way, and most importantly, connect with like minded people who are building and growing in property management and real estate. Looking forward to learning from everyone here. What’s one thing you’re currently working on or trying to improve in your property management business?

“Would You Take This Property?”
🏡 PROPERTY MANAGEMENT SCENARIO OF THE DAY You get a call from an owner who wants you to manage their rental. Here’s the situation: 🏠 Single-family home 💰 Rent: $2,200/month 📍 Good rental area 👨‍👩‍👧 Tenant is already living in the property 📆 Tenant has 7 months left on the lease 😬 Owner has been managing it themselves 🔧 Several maintenance items have been delayed 📄 Records and documentation are… a little messy 💵 Tenant is currently behind $500 on rent The owner says: “I’m tired of dealing with it. I just want someone else to take over.” Would you take this property into your management portfolio? Before saying YES, what would you want to see or verify? Drop your answer below 👇 BONUS: What would be a 🚩 red flag that would make you walk away from the property completely? Let’s learn from each other! 💕🏡 The Property Management Collective by Mom’s Home

ACTION ITEM: BUILD YOUR PROPERTY MANAGEMENT PROFILE
Thank you to everyone who joined yesterday's call. I will be emailing the notes from the call shortly. Here is your homework: Every member should define: - My target client - My ideal number of doors per client - My preferred property types - My geographic territory - My maximum travel distance - My minimum property condition - My expectations for owner reserves - My tenant communication boundaries - My owner communication boundaries - My deal breakers - My first 10 people to contact for potential doors - Markets where I need referral partners Skool Discussion Question Describe your ideal property management client. Don't simply say "someone with a rental." Think about: Who are they? How many doors do they own? Where are their properties? What condition are their properties in? How do they communicate? Are they financially prepared for repairs? And most importantly—are they someone you would actually enjoy working with for the next five years?

🏡 Last Week’s Property Management Call Notes Are Up
Hey everyone! 💕 If you missed last week’s call—or want to go back and review what we covered—I’ve put together the Property Management Collective Training Call Notes for you. Last week we talked about pricing rentals competitively, professional photos, getting properties leased faster, using leasing agents, different ways to structure your property management business, and finding new property management clients. We also covered a great prospecting strategy using your local County Appraisal District (CAD) to identify rental property owners, research their portfolios, and start conversations that could lead to new doors. 🔑 One of my biggest takeaways: You don’t have to wait until everything is perfect to start growing your property management business. Start researching. Start talking to owners. Start building your network. The more you do it, the more confident you’ll become. 💪🏾 📎 Download last week’s notes below and save them for your property management binder/resources. After you read them, drop a comment below: What is ONE action you’re going to take this week to help grow your doors? 👇🏾 Build Doors. Build Income. Build Freedom. 🏡✨ The Property Management Collective by Mom’s Home
