@Zach Ginn I've sent it around, no one will bite. Dropped it in the discord to get some feedback. It was called "criminally overpriced" and I was told to renegotiate. It does seem like it would take a perfect storm to sell - Total rehab crew, willing to buy and flip in small market for 20k profit 🀷 any creative suggestions?
