Weโ€™ve just updated our internal protocol (The Gem V10) to address this using what we call "The Stale Seller Hammer." The logic is simple but the execution is tiered: 1. Market Status Audit: Identify if the property is active or off-market. 2. Aggression Filter: If active, track the DOM. 3. The Hammer: Apply a tiered discount (10% to 40%) based on that duration. 4. Final Strike: The output is the lower of the formula-calculated price or the Hammer Price. The goal is to ensure that on-market offers are aggressive enough to actually move a stale seller, rather than just being "another low offer." V10 keeps the core Tier 1/Tier 2 ARV Search Algorithm and the 1.17% Rule for rentals, but forces this secondary check for market aggression.
