@Taizhae Howell Great question, Taizhae! 🙌If you’re just starting out, I’d keep it simple and focus on the basics that give you quick wins: 1️⃣ Pick One Platform – Start where your target sellers/buyers are (Facebook groups, Instagram, or even TikTok). Don’t try to be everywhere at once. 2️⃣ Create Simple Content – Share value-driven posts: market updates, tips for sellers, before/after deal stories. You don’t need fancy graphics, consistency matters more. 3️⃣ Build Your Brand – Use your name and face. People trust people, not logos. 4️⃣ Collect Leads – Have a way for people to reach you (DM, email, simple form). Your content should lead them to connect with you. 5️⃣ Test Ads Later – Once you see what type of content gets engagement, you can put a small budget ($5–10/day) behind it to reach more people.

⚓ Captain’s Log #2 - Subject-To Contracts are EASY
Most people massively overcomplicate subject-to contracts. They think you need a 52-page, $10,000 contract just to get started wholesaling. The truth? You don’t. Here’s what you need to know: 👉 Subject-to = mortgage takeover. You’re getting the property under contract subject to the existing loan staying in place. That’s it. When you’re wholesaling a subject-to deal, you don’t need to be the one with the huge legal packet. Your job is just to lock up the deal. The end buyer—the investor actually taking over the loan—will bring their own big contract package when it’s time to close. So what do you include in your contract? - State clearly: “This is a subject-to transaction where Buyer is taking over existing financing.” - Remove all-cash language. Don’t let it look like a standard cash offer. That’s enough to control the deal. After that, your buyer’s attorney and paperwork will take over. ⚠️ Not legal or financial advice. Always consult your attorney. And stay tuned—I’m dropping my own subject-to contracts soon (and they won’t cost $10,000). Bottom line: stop overthinking. Stop waiting on the “perfect” paperwork. Call sellers. Knock doors. Make offers. That’s how you get deals.
