Let's say , I got the seller and buyer under contract, and how is Title Process going to be ? Can smn walk me thro this ? Is there anything they gonna ask me or smth ?

Say, I wanna do the deal through a realtor and do I pay the comission to the realtor or the seller himself ? And if I wanna pay a realtor some 2-3% comission in a case that he is bringing me off-market deals with a good relationship, do i put realtor comission INFO in the Land Contract ?

Zach says best way to get motivated sellers is pulling up probates as a lead , but do i wholesale with who has Ugly houses ? Maybe finance of the house maybe bad but wb if it is a real rice house with No ARV or Repair needed ?
