Who here is very good with creative financing that can help me with a possible deal?

Just an update on this particular deal I was trying to get. I finally got in contact with the husband and figured out why I was being “ignored”.. so, apparently, according to him, a company from Atlanta has offered them $143k for their property.. kinda mind blown considering the property needs 40k in repairs and the ARV is 170k.. Are they just looking at the long run for profit? Or did I miss something??
