Vacant Property V Tenanted?
If you had the funds to purchase a vacant commercial property for $2–3 million, would you take that path, secure a tenant, create the uplift and then refinance? Or would you instead use a lease-doc loan to purchase a $5–6 million property from the start, accepting there’s less potential for uplift?

Hey Matthew, I would say it absolutly depends.... from one point, it will depend on the property and the potential upfift. from a finance perspective (i am a broker) banks will prefer a tennant, but if your servicing is super strong then this can be aleviated. you do take on the vacancy risk. not sure this is helpful?
