Buyers wants the plans
I have land under contract and a potential buyer who wants me to "send me what you have" after i told him we have approved building plans. Does that mean i send him the building plans and city engineering approval, sewage approval? even the address? I feel like if i send him all that he could just go behind my back.

I wouldn’t send the entire file straight away. First, ask the buyer exactly what they need to see to confirm the deal is real. You can provide a redacted summary showing the approval status, key development details and relevant documentation, while holding back anything that could unnecessarily make it easy to bypass you. Also, check your contract first, especially your assignment rights and any restrictions on sharing plans/documents. I wouldn’t rely on hiding the address as your main protection. A serious buyer will eventually need enough information to carry out proper due diligence. The real protection is making sure your position in the deal is properly documented before handing over the full pack. Simple response to the buyer, “What specifically would you like to see to confirm the planning/approval position?” That should quickly tell you @John Lundin whether they’re genuinely evaluating the opportunity or just trying to get the whole file.
Your buyer list isn’t the same thing as a buyer system
Having 5,000 names in a spreadsheet means nothing if you don’t know who’s actually buying. A real disposition system tells you: 1. Who’s buying right now 2. What markets they want 3. Their price range 4. What they can close with 5. What they’ve actually bought before When you get a deal under contract, you shouldn’t be scrambling to find a buyer. You should already know exactly who to call. The goal isn’t more buyers. It’s better buyers, organized before you need them. This question goes to all investors in the house, what’s your biggest bottleneck right now, finding buyers, qualifying them, or getting your deals in front of them fast enough?
