Having 5,000 names in a spreadsheet means nothing if you don’t know who’s actually buying. A real disposition system tells you: 1. Who’s buying right now 2. What markets they want 3. Their price range 4. What they can close with 5. What they’ve actually bought before When you get a deal under contract, you shouldn’t be scrambling to find a buyer. You should already know exactly who to call. The goal isn’t more buyers. It’s better buyers, organized before you need them.
