🛑 STOP Calling Expireds the Day They Expire (LIVE @10AM EST)
We're kicking off a 4-week LIVE series on the Reverse Expired Method, and we're not just talking about it. We're building the list, verifying it, and calling it TOGETHER, on screen, in real time. Most agents call expireds the day they expire, right alongside 15, 20 maybe even 50 other agents. That's why most of us hate working them. Expireds aren't broken. The way we've been taught to work them is. Day 1 (this morning at 10AM EST): ✅ The 3 problems with the traditional approach (wrong time, wrong ask, too much work) ✅ Why I wait 31+ days before I ever contact an expired ✅ "Who expired today?" vs. "Who expired… and STAYED expired?" Then we go live in the MLS: pulling 31+ day expireds, setting the filters, and exporting our first batch of ~25 to work this week. 📅 Mon–Thu for the next 4 weeks: Day 1 – Why We Wait 31 Days Day 2 – Verifying The BEST Opportunities Day 3 – The Reverse Offer: the one question that gets sellers talking Day 4 – Live calls + the 4-touch sequence 👉 Join live: https://youtube.com/live/MUIogzhvxXs Bring your MLS login and work it right alongside me. The agents who pull their own list today are the ones who'll have appointments by Thursday. 💬 Drop a comment below: What's your biggest frustration with calling expireds? I'll answer as many as I can on the live. See you there! Josh

"How Many Hours A Day To You Spend Prospecting Josh?"
You probably don't need more hours prospecting. You need a feedback loop. An hour a day, four days a week, that's the prescription, and it's not made up. Do it long enough and you stop "prospecting" and start playing matchmaker. But reps alone won't grow you. If you're not asking "what could I have done better than yesterday?" you're just living Groundhog Day. I've got six shirts that say some version of "Beat Yesterday." Cheesy, but true: you can only beat yesterday if you actually stop and learn from it. And stop comparing your Day 3 to someone else's. Some of you started with 1,000 leads. Some started at zero. Different lines, different timelines. Beat Yesterday... -Josh

Do you use a dialer when prospecting, or just a cell phone, do it inside follow up boss, or ???

@Josh Schoenly Cool. That's a lot less volume than the circle prospecting I've been doing with Enzo. Probably means a lot more efficient :)
🤔 30 days vs. 87 minutes 👀
I got an email this weekend for an event called "30 Days to Your Next Deal." Then I checked the date. The event itself is 30 days out. So if you sign up today, the earliest you could possibly get a deal from it is day 31. Realistically longer, since day 1 is just the start of "learning the system". Compare that to what happened with one of our agents recently. Ken was 87 minutes into a live training session when he said "sorry guys, I gotta go, it worked" and left to go show a house to a new client... One reduced listing. Four active cash buyer leads pulled from a single zip code. One buyer on the phone asking "can we go now?" No 30 day wait. No countdown. The process just worked, live, in real time. I wrote up exactly what happened in those 87 minutes. Want a copy? Just drop a comment below... -Josh
