The numbers right now: 📊 $48/lead — active campaigns 📊 $59/lead — overall (includes test + underperforming campaigns) 🎯 Goal: sub-$50 CPL, ideally ~$30/lead — in one of the most competitive real estate markets in the country What the data is showing so far: ✅ Target cost bidding is beating highest volume bidding — hands down, more efficient spend ✅ Adding surrounding markets is helping bring the blended CPL down What I'm testing next: New campaigns come out swinging early, then spend dies off after a few days. So I'm testing a new campaign launch daily to see if I can keep that early momentum going instead of losing it. Also continuing to test new hooks/angles to push CTR up and CPL down. Why this matters: This isn't a quick flex post — it's a long-term commitment. If I can prove $30, quality motivated seller leads in a market as saturated and expensive as OC, that's proof this works almost anywhere.
