Get the reps in.
You can't learn it all from theory. Get the reps in. Look at deals. Call the agents. Run the numbers. Walk the property. Do the due diligence. Ask the bank if they'd finance the deal. Be surprised by the outcome. Become an expert in your market. It's not until you cultivate that specific expert knowledge in your market and asset class that you have the potential to buy properties at the best price because YOU KNOW YOUR MARKET BETTER THAN ANYONE ELSE, and you can communicate the property value to a seller. You win by being the best at the game. Let's win in 2024.

pre-approved garden suite plans - Mississauga, ON.
On a smaller scale. Interesting to see what the City of Mississauga launched this month. Will be interesting to see if there is an appetite for this; can't really touch the walls/windows/doors so little customization. Idea is to eliminate the design phase and go straight to building permits. Hey @Dennis Sintic , we met years ago, we have a mutual friend George A...hi! Interesting link, thanks for sharing. It's certainly going to fast track these projects and I understand that design isn't a focus if you're trying to build an affordable cash flowing rental, but I can't help feeling glum that such an interesting typology as a garden suite could look like a large garden shed and replicated over and over no matter what the lot, site or context. Seems appropriate for those new suburban developments where every house and lot is identical, but they are certainly not inspiring, especially if you have a unique property. I think there's a case to be made that a special and unique garden suite can fetch higher rents and will sell at a higher price down the line.

Upzoning a single-family to a duplex/triplex/fourplex
We spoke about upzoning in today's call. Has anyone added ADU's to their properties? Curious what the process was like. How long did it take to get an approval in your city? In Toronto, you can now add up to 4 units plus a laneway/garden suite on most residential lots. But I'm not experienced with the application process and practically getting this done through the city. If anyone has experience in their cities, kindly share your story.

Thank you for today guys!! So glad to be part of the first group of Realists!! Yay! One topic for future coffee meet up or not sure if an expert panelist can talk about this subject- vetting and finding reliable contractors/trades! How did you choose your contractors? I feel that since there is so much push about adding value to a property by adding units, this would be very helpful for those of us who have not worked with contractors before. Unless this topic was covered and i missed it as I missed quite a number of classes…🤔

Good question! A contractor may have different advice than I do about this. 😁 My role is to be an unbiased third party to guide clients to engage a contractor - shortlisting, interviewing, vetting, deciding on the delivery method (fixed price vs cost-plus vs construction management vs ....), deciding on the best contract to sign, etc. Contractors have varied styles and methods of project management that become obvious when you ask the right questions. I won't be able to join tomorrow but next week would work, if you can @Teresita Morales ? If a coffee shop is the right format.
