Don't assign - Use my funds split the profit!
Hi if you got a deal in contract and it is priced well below the "as is" value... we can buy it together and I can fund the closing and we work out a split of the profit on the back end... either we put it on the MLS and sell it as is or we fix it up and sell it (and you will be my boots on the ground).
