Introduction.
Hello everyone. My wife Justine and I just signed up for the program with Brian and were excited to start our out of state investing journey. She works as a full time nurse and Im an Engineer With Los Angeles County Fire. We have one rental in California but looking forward to building our Portfolio and expanding out of state!

Most beginner landlords don’t struggle with deals… they struggle with what happens after.
Something I’ve been noticing while learning more about rental property is how much attention goes into getting a deal, but not nearly as much into running it properly once you’ve got it. On paper, a deal can look solid. The numbers work, the area seems right, everything checks out. But in reality, it’s the day-to-day side that seems to make or break it managing tenants, handling maintenance, staying organised, and actually keeping the property profitable over time. I’m starting to realise that the real skill isn’t just finding a good deal… it’s being able to operate it well long term. Still early in my journey, but trying to learn this side properly from the start rather than figuring it out the hard way later. From people already managing properties: What’s one thing you wish you understood before you got your first rental?

One thing I’m starting to realise already is that the “easy on paper” deals are probably where people get caught out the most. It’s easy to focus on the numbers and forget there’s a whole operational side that you only really understand once you’re in it. Interested to hear what caught people off guard the most when they actually started managing a property

It’s been a long time coming and we have been putting in work to get here. I am also actively working on getting my TN real estate license which I’m enjoying learning all the ins and outs and look forward to serving our community!
