Check out our latest project in Franklinton NC. The crazy winter we had set us about 2 months behind schedule but within the next week we should have CO! I actually met a buyer at the property today as well and am hoping to get this under contract without needing to list it.

@Josh Tyler I've only ever done brick skirting. At the price point were looking to sell for it's expected to have brick skirting. Now if I were holding these as rentals I wouldn't ever spend the extra money for brick, but for a sale I think it's worth it! Every area is different though so I would base it off the competition in the area you're building in

Manufactured Home Monday!
Happy Monday everyone, hope you had a good weekend. What's one thing you want to get done this week to move your land-home package business forward? Here's what I'm working on: Closing tomorrow on a lot in Oxford NC. We've had some title issues that are finally resolved and clear to close. Two Statesville NC lots are about 2 months behind due to really bad weather in January and February. My GC thinks we should be calling in for final inspection and CO by early next week, so going to be checking in on this throughout the week. Louisburg Road is under way, road construction finally getting started now that the soil has dried out. Franklinton project is about a week out from CO as well. Doing a blue tape walk through with the GC this week and meeting our realtor so she can start getting the listing ready. We are also back on track for our Thursday Q&A! My biggest challenge right now is finding good land deals! What about you guys?

Newest Land Home Package
Just closed on my newest project. Four acres in Oxford NC. This one almost didn't happen due to title issues, and then a seller that was ready to walk because we needed an extension. But we got it done and closed yesterday afternoon! Will be documenting this one inside the community as it progresses- site work, home selection, build timeline, and final numbers. Expectation is $220K all in with a $280K exit. If you have questions about how I evaluated this deal, bring them to Thursday's call.
