Love this. Deal packaging is one of the most practical ways for beginners to get real experience without needing huge capital upfront. It not only creates cashflows but also teaches the fundamentals of finding opportunities, building investor relationships, and understanding what makes a good deal. Definitely worth attending for anyone serious about getting started in property.
The Most Expensive Mistake I Made Wasn't Buying a Bad Deal... It Was Waiting Too Long for the Perfect One
One of the biggest mistakes I made early in my investing journey was believing I needed the "perfect" deal before taking action. I spent countless hours analyzing opportunities, trying to eliminate every possible risk. What I eventually realized is that preparation alone doesn't build experience, execution does. The most valuable lessons I've learned didn't come from spreadsheets, courses, or market reports. They came from viewing properties, negotiating deals, solving problems, and making real-world decisions. Education and due diligence are essential, but there comes a point where over-analysis becomes a barrier to growth. Successful investors aren't the ones who know everything before they start. They're the ones who take calculated action, learn from the process, and improve with every deal. Trust your numbers. Do your due diligence. Manage your risks. But don't let perfection delay your progress. Your first deal won't be perfect, but it will teach you more than months of preparation ever could. I'm curious, what's the biggest factor holding you back from taking action on your next deal right now?

Completely agree @Jocelyn Hopper . Analysis is valuable, but execution is what exposes the lessons no spreadsheet ever will. The key is taking calculated action, not waiting for perfect conditions. Looking back, what was the biggest lesson your first deal taught you that no course could?
Your Environment Shapes Your Future
One thing I've learned over the years is that your environment has a bigger impact on your success than most people realise. The people you spend time with, the conversations you have, the content you consume, and the standards that surround you all influence the decisions you make every day. If you're constantly around people who focus on problems, you'll start seeing obstacles everywhere. If you're around people who take action, think bigger, and look for solutions, you'll naturally start raising your own expectations of what's possible. That's why two people can have the same goals, the same opportunities, and even the same starting point, yet end up with completely different results. One chooses an environment that encourages growth. The other stays in an environment that encourages comfort. Success isn't just about working harder. It's about putting yourself in places where growth becomes the normal thing to do. Take a moment and think about your own environment. Are the people around you helping you move closer to your goals, or keeping you exactly where you are?

Exactly, One of the biggest factors behind long-term success is environment. The reality is that habits, mindset, and expectations are often shaped by the people and influences around us more than by motivation alone. A growth-focused environment creates accountability, exposes you to new opportunities, and helps you see solutions where others only see problems. Small changes in who you learn from and spend time with can completely change your trajectory over time. Great reminder. 👏

Welcome to the community! @Abdel Elafandi You've made a very important point here. Strategy certainly matters, but execution, consistency, and discipline are often what separate those who achieve results from those who don't. One thing I've learned is that property is rarely about quick wins. It's about making good decisions repeatedly, managing risk carefully, and staying committed to the process even when the results aren't immediate. Keep building the right habits, stay patient, keep taking action, and the outcomes have a way of following. Wishing you every success on your journey and looking forward to seeing your progress within the community. @Abdel Elafandi

@Jenella Baptiste That's a fair point, @Jenella Baptiste . Everyone's situation is different, which is what makes the journey interesting. I'd be interested to know, what would you say is the biggest factor shaping your own circumstances right now time, capital, experience, or something else?

@Jenella Baptiste Sounds very nice, I genuinely enjoy connecting with people who are open-minded and value meaningful conversations. In my experience, consistent effort and steady progress tend to create momentum, and often the results come together faster than expected. That said, my schedule keeps me fairly occupied, so I'm not on this platform too often. If you'd prefer an easier way to stay connected, feel free to send me a message here: [email protected] No pressure whatsoever, reach out whenever it suits you, and we can continue the conversation properly from there.
