Example: We acquired a 4-unit building in Canton, Ohio for $7,500 total, and the seller wasn’t a person. It was a county land bank. A land bank is a public entity that takes ownership of tax-delinquent and abandoned properties, clears the title, and sells them for redevelopment. Ohio has over 50 of them. Their inventories are full of small multifamily in towns like Ravenna, Millersburg, and Canal Fulton. How our deal came together: 1. Found a vacant 4-unit in the Stark County Land Bank inventory 2. Submitted our renovation plan, proof of funds, and timeline 3. Waited 90 days for title clearance and approval 4. Closed at $7,500 with a deed restriction requiring rehab within 18 months Renovation cost: $180,000. All-in basis: $187,500 for four units. Today those units rent at $750 per month. Four families live in clean, safe housing in a neighborhood that had “written that building off." The red tape is real. Title issues, environmental reviews, and municipal sign-offs can add 60 to 120 days. You will not move fast. But the basis is LOW. Resident demand in these markets is strong. And conservative underwriting works when you are not overpaying on day one. Low basis + strong demand > chasing deals in overheated markets. This is the kind of inventory we look for at Quiet River Real Estate Investments. Small Ohio markets, workforce rents, properties most funds drive past. 🏠 Land banks deserve a spot on your list.
