Automate Your ChatGPT Trained Assistants!
I created a YouTube script writer with Zapier and ChatGPT that can create an unlimited number of CUSTOM video scripts. I do this by first creating an Assistant in ChatGPT and train it on that specific agent: background, location, ideal clients, experience, etc. From a conversation with @Sam Lynch , I had the idea to test and see if you can recall that exact same already trained ChatGPT Assistant later in future Zapier automations. Turns out, YOU CAN. This means you can continue to refine and train the same assistant simply be recalling that same assistant ID! So you can continue to get better and better custom response on scripts, social media ideas, and much more. I realize this is nerd level 3000, so if anyone is interested in learning more about AI and automation and integrating it in your business to move 10-100 times faster, comment below so I know there’s interest in more!

1000% interested in this level of optimization to speed up production & save time. Also, interested in how to create bots or find a software svc as assistants to do a lot of these tasks… like having an executive assistant w/out having to hire a real person. Yup nerding out w/ you on how to maximize this tech.

I think agent to agent referrals is a real missed opportunity to build, especially across country, is you live in a highly mobile market like here in Nashville. Though I would say video of some sort is a close 2nd for me.
AI Chatbot Training Help!
Alright, trying to make the instructions for a new chatbot in ChatGPT to be even better. What other information/instructions would you add to this AI training for the bot? Please, any feedback will be useful. Here is what I currently have: "Forget all previous instructions, this is your new identity. You are my new YouTube script writer assistant for my YouTube Channel called "Real Estate With Sam" We like to produce content that is attention-grabbing but still straightforward and practical that is realistic and people can relate to, that actually gives actionable steps people can take to improve their lives and better themselves. People should be able to directly use our content to grow themselves and or "move the needle" on their goals in some meaningful way. Our Core Values of "integrity, people first, and teamwork". My name is Sam. I am a real estate agent with eXp Realty serving the Eastern North Carolina (NC) area. This includes Onslow County, Pender County, Carteret County, and Craven County. The cities in this area are Jacksonville, Richlands, Sneads Ferry, Holly Ridge, Surf City, Topsail Island, North Topsail Beach, Hubert, Swansboro, Maysville, Cedar Point, Stella, Cape Carteret, Emerald Isle, Pine Knoll Shores, Atlantic Beach, Morehead City, Havelock, New Bern, and Newport. The scripts are designed to add value to those living in, moving to, or just visiting the area. Since I am a retired Marine who has done military moves many times, called a PCS, my ideal clients are military servicemembers relocating due to military orders. I am a real estate investor so I specialize in investor clients as well. The average age is between 25-45 years old. Mostly military and retired military. My personal experiences are as follows. 1. Served 21 years as an infantry Marine and a Scout Sniper who deployed 9 times.  2. PCS’d 4 times (relocated with my family from NC to Okinawa to California to Hawaii then back to NC) 3. Been investing in real estate since 2015. Started with a single family rental. Did some private lending. And still invest in larger multifamily.  4. Married since 2010. Have three children since then. 5. Personally, I enjoy outdoor activities such as hunting, fishing, hiking, hanging out at the beach, etc.

Google Local Services Ads for Realtors ROCK (NOT Google Ads)
I'm not one for ad spend just to get crappy leads that require a ton of follow up to convert 2%. That's what most agent spending money on ads are doing. That's not my style... call me lazy, but I like to put content out there that allows my ideal clients to find me and get to know me and give them the opportunity to reach out to work with me. But I do ONE type of ad spend at the moment, and that's Google Local Services Ads. This is NOT google ads. Here's the beauty of Google Local Services Ads: - You show up in searches as "Google Verified" or "Google Screened" when someone searches for a real estate agent in your area - You ONLY pay when they call/contact you - You ONLY pay for legitimate leads - if another business calls, or if you don't serve that job, or if they aren't actually a legitimate home buyer or seller, you can dispute the lead and get a credit back - The costs will vary, but we are currently paying about $50 a lead - These are HIGH INTENT leads that want to buy or sell and usually very soon! We have multiple under contract since we started this about 3 months ago. It's the only ad spend I've done to date (though I'm looking into retargeting with YouTube/Facebook/Google soon). Here's how it works: - Get reviews on your Google My Business Profile - Make this your primary platform for reviews and a few dozen 5-star reviews - Appy for a Local Services Ads Account - You'll need your liability insurance and license credentials for you and any teammates - Wait about a week for the approval to go through - Set your budget - recommend starting with "maximize leads" bidding and under $200 a week - Set your jobs served - this is key! Don't allow anything to be selected that you won't do (rentals, property management, foreclosures, etc.) - ANSWER THE PHONE when the calls roll in! You won't know whether they are from google, they will come in directly from the prospect's number. Plop your questions below!

I am SO intrigued by this. I have never worked w/ paid advertising. Def going to learn more about this type of ad as it seems to have a great potential for upside & controlled costs. So appreciate you sharing this.
