What kind of loan would this be? (I'm still new to this)
Happy Friday Everyone! I have a guy in Subto who is buying someone's house subto and needs loan for $75,000 for down payment and came to me for funding. (His exit strategy is to refi into DSCR after 12 months.) Which loan product would he need from us? Do we do this type of funding?
Need help with ideas
Spoke to a family friend who overpaid for a house in Montana (didn't know that a lot more work was needed until they started ripping things up). She asked if I can check with anyone in my investor community who could help. She paid $330,000 cash plus put in $70,000 for repairs so far. I suggested seller financing but she said she owes a friend $250,000 who helped her buy it, so wants to pay that person back plus needs some cash in the bank as reserves to pay staff for a restaurant she's opening plus money to pay taxes. So based on that she wants $450,000 for it. She knows that is overpriced as comps are selling for less than that already rehabbed. Is there a creative finance way to make it possible to an investor to purchase this?

So she doesn't have a mortgage, she paid cash for the house (the $250k she got from an ex whom she wants to pay back, and the rest from her mother). Could a partial seller carryback work? She gets some money upfront (to pay back ex and have reserves to pay taxes & her restaurant staff) and the rest the buyer can get loan? Or does that not work? Sorry still new and trying to understand how everything works. Or would a lease option still work for this situation like you suggested?

I have someone from the Subto community asking about this, she wants to purchase a company and needs funding. I'm looking for someone to refer her to. Let me know if you have any sources who would fund this.
What kind of loan would this be?
I went to an in-person networking group and spoke to someone looking to buy a multi-family property 14-16 units. He currently has single family homes as rentals and now wants to buy larger asset classes. He asked me what is the best loan to purchase it. So would it be a DSCR loan or something else? That is something we can assist with correct? If so, what would be the soft terms I could tell him?
