Got a small 16 lot park under contract to add to a larger park I have 200 yards away. All city direct all concrete all top. 300k not bad

Ha! This market is pretty low. As is $160 which is crazy. The park we have already is 250 going to 275 and we have 3 other parks in town at 300 and going higher. This one will be at 400 within 2 years I think. Massive data center is being built and it's helping push rents. Heavily suppressed market considering the rest of the state is 400 plus and rising.

@Rehaan Khan raise rents only. In my experience, curb appeal and park related amenities might get you agency debt and that's it. Lot rent might be the same at the nice park and the not nice park. I have both and the rents aren't that different. Looks don't pay the bills. This market shouldn't be suppressed. Buying more parks in the area and using the law of limited supply is how I'm going to do it.
The right time to buy is now
I started my mhp journey in college 25 years ago. I made my plans, read books, went to seminars and bought bootcamp courses. Instead of buying, I built a business that made me lots of money but was a distraction from my goal. I helped a family member get into parks before I purchased one. The catalyst I needed was Ryan's mentorship program which is the foundation of this group and has been expanded by Michael into something far greater. My first park closed basically Jan 1 2022. I started with a 575k purchase which at the time I thought was a big deal. As of now I have purchased 21 parks in a little over 3 years. I'm closing in on 1000 active pads, 250 approved expansion pads and as of this moment I own 42m in income producing real estate. I make more money in 2 weeks (180k) than I used to make in a year. I'm an average to below average person in every area but 2. My work ethic and my ability to analyze risk to make quick decisions. You, more than likely, are better at me in almost every area of your life. So if you want to be in this game, make the move and buy. Rents go up, tenants rarely leave, shit breaks but not very often, money comes in fairly easily. Use this groups formula as your base and you WILL succeed. Take a step off the cliff...but know this, there is no cliff.

Crexi , loopnet and mls are normally where you find garbage parks or small parks. Most decent and better parks never make it market. I bought 2 parks on loopnet and one listed and both were heavy lift projects. Not the ideal first park or quality park purchases

Paid Mentorship IS Worth It
ATTENTION ALL MEMBERS: you see my progress and you comment about who, what, where and how. I came in to this niche with no knowledge of mh other than some of my friends grew up in trailers. EVERYTHING I learned is from the systems taught by the founders of this group. Watch the training videos, practice the exercises, join the weekly calls and when you need help join the mentorship group. PAY FOR YOUR SUCCESS. It’s much cheaper to get the concentrated knowledge than to struggle with diy. I paid for group mentorship and got my training wheels on and bought a few small parks. I utilized Ryan’s brain again and bought a bigger one. When I needed to adjust my systems to get past a blockade, I paid for the one on one. This group is not a Facebook group or just some chat forum with no bite. Invest hard dollars in yourself and it will be worth it. Make connections, partner with people if needed, be an lp if you like what you see but can’t/won’t jump in full force. There are tens of millions if not hundreds of millions worth of deals flowing through this group every year. Jump in with a solid foundation and grow. There is no left behind bc the opportunity is always there but it is the cheapest it will ever be. FYI…I have lp investors in my own deals in this group, I have mentees of my own in this group, I have gp money partners in this group! I don’t make money off you buying into the mentorship’s.
