Get rid of them quickly. Pound, humane society, traps etc. Whatever it takes as they multiply as quick as rats
Advice
For somebody that wants to get into the mobile home park space, what would be the best piece of advice in regards to managing and operating a mobile home park? (The good the bad and the ugly).

Maximize your legal options in your state: Meaning late fees, eviction notices and filings, gaining possession of abandoned units. Rules need to be very strict and if fines are allowed implement them from day one. Digitize everything from apps to evictions. Only allow digital pay through software and the tenants pay the fees if any. Evict as quick as possible and screen heavily before taking a tenant. Don't have tenants as friends. Place an employee between you and the tenants as soon as possible from the start. Try to run a remote business with all offsite employees especially if you run an all toh model. Don't create a hobby business or charity as both of those in this business are what create the most issues and continue the idea that this is where poor people live and landlords are taking advantage of people. If you create a business upfront, with market rates, strict rules of conduct, harsh penalties and unavailable management the same way every other industry acts, tenants will quickly understand they are a commodity which is exactly how multifamily works. Turn them into numbers, treat them as commodities, deliver exactly what you have sold them every month and when either of you breaks the contract rectify the break quickly either through fines and evictions or repairs and reconnection of contracted services.

Went and looked at 3 parks today I have under contract in order to continue expansion. Beginning stages of hiring my 3rd regional manager, a sales and collections va, and continuing to search for more parks

As someone getting into mobile home parks, I’d love to hear from others who are new or recently committed: Why MHPs? What made you choose this space over self-storage, multifamily, or short-term rentals? For me, the combination of cash flow + affordable housing demand really stood out. What about you?

Built in demand the others don't have. Fewer moving parts than multi. Less mathematical risk than sfr. Everything can be a good investment but I choose mh bc of the lower labor inputs, lower economic risk, and the minimal hand holding/babysitting of tenants. The whole idea of "being chained to the waffle house booth" metaphor courtesy of Frank Rolfe is a big deal as well
