A quick add to this @Dave DeMink and @Caitlin Lombardo I just spoke with a facility owner in Oklahoma today who told me there was a fire at his facility in the middle of last night from one of the RV's and a faulty battery charger from someone, burning 1 whole build down. He told me that he spoke with a couple of the RV owners who lost their trailers and they didn't have insurance which is too bad. But maybe a good idea to reach out to those active customers and get them on board in case something unfortunate happens like this

Submitting My First LOI 😅🚀
Submitting my first LOI on a storage deal — and wow, the nerves are real... but so is the excitement. It’s been a journey learning how to underwrite, analyze returns, and craft offers (thanks ChatGPT) — and I still have so much to learn. But today feels like a milestone. Buying one of two facilities from an owner
Hey Everyone, got a lead on an owner looking to sell the smaller one of his two facilities in a town. Says facility is performing well but his partner is looking to retire, so they want to sell the small one and keep the bigger one. Wondering if anyone has bought something in this type of circumstance and what their experience was?

Hi @Baron Smith, ok cool. This facility is about 90 units total and the other one he has in the town is about 350 units and about 5 miles away from the little one

What questions do you ask owners potentially looking to sell
Hey Everyone, just curious what the main things you ask a seller for when starting the conversation about buying their facility? I've been asking for number of units, unit mix, sq of the facility, how long they've owned it for and if they had a number they were looking to get for their facility. Any one ask any other questions than this?
