Same 2% spread https://www.cnbc.com/quotes/US5Y 2 Year Treasury - bridge loan use this for non stabilized deals alot of the time - about 3% (300 bps spread over the 2 year treasury) https://www.cnbc.com/quotes/US2Y SOFR - Distressed deals that need bridge loans use this index - about 3-4% over this number https://fred.stlouisfed.org/series/SOFR

Yesterday, I submitted an LOI outlining two purchase options for the seller. Option 1) full price at 4% interest seller financing Option 2) New debt lower than asking price at current rate in order to meet DSCR.
