Zombie Properties
I looking at how to possibly pursue zombie properties - any pointers from the group?

At this point not very well, though you have access to another software that will download you D4D leads into XLeads. It is cumbersome, but better than a notebook and pen

I looked at deal machine and I feel the only thing better is the D4D app, XLeads is better on everything else.
Land in Georgia (state, not the country)
Had a lead respond to me about 100 acres of land in middle Georgia, and he was looking for $2.5mm or $25k an acre. I don't know if that is good or bad, how do you use XLeads to comp land? Is there a better platform for that? 100 acres is a lot different than an intown lot, so how do I do that?
XLeads Values for ARV/AVM/Wholesale
I wanted to see if I am using the XLeads value correctly. Tell me if I am interpreting the numbers correct based on the below scenario. Based on the picture below, the AVM of this prop is $296.2, which represent what it's present market value is unrenovated. The wholesale cost is $192.6 and is the MAO? Based on these numbers, I should not offer more than $172k if I want to make $20k wholesale fee - correct. Actually started the process with a low ball anchor of ~$130-135k. Based on the condition of this property - my reno estimate is $70-75k +/- 10% and the ARV would be ~$410,000

Any input about my original ask? This wasn't a support question, more of usability question to the group as a whole. šŸ˜„
List Pulling
Hey - I have pulled a few different lists in XLeads, and was wondering the best way to filter out contacts that have multiple properties with the same issue (i.e. delinquent taxes). Because the same person is getting email/sms/calls for each individual property that they own and it seems to upset them to get multiples of each.

Actively wholesaling in the Atlanta area. Looking to expand to a couple of virtual markets and possibly do a few flips.
