@Zach Ginn - I watched you 30 day wholesaling schedule video today and you used a website to pull probate, pre-foreclosures, code violations, etc. It looked like a government website in Florida, which aggregated a lot of government lists/information in a single interface. Can you share that link? The counties and cities around me in Georgia, don't have those and it is a little bit of slog to pull them from each county or city, one category at a time.

ARV, MAO, and LAO
What is the best practice for calculating ARV with XLeads? I want to build an automation to calculate MAO and LAO, based on ARV and estimate reno costs. Possibly even estimate the reno casts as well using automation (sqft X ValueBasedOnCondiction), to get to MAO/LAO numbers I can use in talking to the sellers.

@Mark Silvan - I can calculate ARV's. I just wanted to know the process inside of XLeads. Can you point to a video on that? I have been using Propwire for comping, to determine ARV.

Get Flagged as spam after just 1 day of dialing
I really love xleads and wavv but i hate it when i buy 13 new wavv numbers and 1 single day of dialing 1000 contacts and i get flagged as spam on half of them. i dont know if its because im a sole prop and dont have an LLC and therefore cant register for spam protection or if its a dialer issue. I will be eternally grateful to the person who can give me any info

Let it burn in a few days. Made a similar mistake with SMS twice and had to get unsuspended.

@Eugene Gotishan - with a new number, you cannot start of send a bulk of 1000-2000 SMS's right off the bat. You have to warm the number up with maybe 100 the first day, then 200, etc and build up to daily limit you want. The carriers track SMS activity by number and know when something looks off and they all of a sudden get 1500 SMS, RVM's, or call from a number just became active and will block you.

Tax Delinquency List
Who in here regularly pulls the tax rolls and gets the tax delinquency list for their county? I'm curious how many of you actually do this every year?

I did a comparison pull from XLeads and from Dekalb County Ga. They are a little different. The XLeads list was longer and much easier to utilize. The one from the county required manipulation to get it into a format that I could use in LeadPipes and even then only ~40% of the records worked due to some formatting issue on the street address, etc... Am I better off using the list out of XLeads? Is that one up to date, if so I can load my county and 6 more around me.

Setting up next SMS blast to go out tomorrow morning, making follow up calls to leads previously talked to, and working on 2-3 potential contracts (2 off market, 1 on).
