Timing of STR purchase in late 2026
Hi all, my husband and I closed on a cabin in the Smoky Mountains in September, are well on our way to exceeding the MP rule, and have done the cost seg. We were wondering— is it too late for 2026 to find another property to offset W2? We could close, do a cost seg, and put it up for service before year end, but we may not get to the 100+ hours. Do the hours have to be before year end, or before April 15th? Thank you!

Hello, I’m Bianca, a single healthcare professional who’s been experiencing an increasing W2 income over the years. As a result, I’m finding myself owing more to Uncle Sam each year. I own two primary residences and started hosting in one of them in June 2026. I want to reduce my tax bill and use that money to grow my real estate portfolio, this would eventually allow me to reduce my hours at my W2 job. This way, I can spend more time with my aging mother, nieces, and nephews.
