How’s everyone’s experience with the Bilt credit card? What are the pros and cons? I read that it can also be used for mortgage payment.

I use it for one of my mortgages with UWM. Looks like it will only accept certain banks, and only one mortgage at a time, not multiple, I tried :) It did not accept Truist.

@Lynn Gao my mortgage is almost $3k and you need to have 5 transactions minimum per period, I probably charge $4K worth of stuff and get roughly $25-$30 cash back per month. Better than nothing!

John bianchi graciously let me steal his calculator, which he uses to analyze STR properties and also the potential tax savings if you were to do the STR Loophole. Its in my classroom under Resources!

Where is everyone investing?
I'm personally looking at Austin, Kileen (4 plexes), and Sacramento CA. Austin prices have come down a lot, Kileen has 4-plexes that hit the 1% rule, and Sacramento allows you to build two ADUs on a SFR lot. All interesting plays, still debating on what to go with.

Long Beach readily available permits I think less than 200 left it’s on the website. I have a contact for city of Long Beach for STR questions if you need. Plus 2028 Olympics, Long Beach will host some events which I thought was cool! Make sure you avoid that one tract where STR was voted out.
