Like “wolves in sheeps clothing.” I respect everyone to hustle, however, I think transparency is key. This is part of the reason why regulation of spreading across the US for wholesaling. Not enough transparency and everyone is out to get a piece. I only JV with folks who are either Direct to Buyer OR Direct to Seller. Otherwise, you may be heading towards the daisychain. My focus is on my acquisition and making sure I’m Direct to Seller. Why? Because you have control over the deal. Once your “Direct to Seller”, build that rapport and nurture those leads until they’re ready to sell, you’re in great shape. Because one thing I’ve learned about Cash Buyers is if you have a great deal, you won’t have to worry about cash buyers. So my suggestion is take a look at the folks that you reached out to, some of those warm leads/follow-up leads and work ‘em. “The fortune is in the follow-up.”
