How’s everyone’s experience with the Bilt credit card? What are the pros and cons? I read that it can also be used for mortgage payment.

Free points for traveling hacking 😏. Can't use it to pay your own mortgage, but there's a workaround. Out of all the cards my wife and I have, this card gives us the most declined transactions; some large purchases ($300), some small ($10). We just rack up free points every month and transfer them out.
Acquiring an STR - get a guru?
Hey all. I am ready to pull the trigger and buy my first STR now that 100% depreciation seems to be coming back. I am of course inundated with ads on my instagram now for courses and coaches and gurus. I reached out to one that seemed pretty appealing and they are asking for 30k per property because they negotiate low down payment seller financing deals and get you fully set up with a cash flowing Airbnb. I love the idea of someone underwriting for me and getting me great deals but 30k seems hard to justify. Would love to hear your feedback on how you are finding great deals and who, if anyone, is helping you do so. P.s. I am market agnostic - can’t buy locally because Miami is overpriced.

Hi Melissa, I don't want to poo poo on anyones coaching business, but $30k PER PROPERTY is a money grab. Most real estate agent charge 1-2% per property. I am assuming that your purchase price is around $150k. You would pay a buyers agent $3k max to help you find a property, and often times this fee will be covered by the seller. I understand that most agents don't understand "seller financing", but it's very difficult to find seller financing deals, because most home sellers don't have enough equity to do seller financing. You could also do a wrap around mortgage, but these can get complicated and title often times gets dirty, and you probably won't acquire title insurance with these type of deals. So please be careful and continue asking questions. Because these are the type of scenarios where new real estate investors get burned and never invest again!
