One may look at a written contract as a paperwork, but it not. It is your safety net not only for you but also for your clients. Here is why, when a deal is in writing, it prevents misunderstandings and gives both buyer and seller legal enforcements right, and it protects you as an agent. It also allows seller to disclose known defects or legal issues. This helps reduce fraud, protect buyers from hidden problems and reduce future lawsuits. So you see, good documentation doesn’t only show professionalism, but it also protects all parties included.

Importance of Understanding Titles
A land title refers to a document issued by the Lands Department (Ministry of Natural Resources) that provides information about ownership, encumbrances, size and location for a piece of parcel of land. If you occupy a land and have no registered document or land title to prove your ownership it becomes a little difficult to access the full potential of that property. This is why, understanding the different types of titles is crucial because it not only helps with the background of the parcel, but it also allows you to identify which direction you should take in terms of doing land research, for example, if you have a Certificate of title, ordering a copy of the register will help you identify everything you need to know about that parcel, while if you have a Minister's Fiat Grant, you will know that you need to research from that date to now in order to find any transfers or encumbrances. Also, it allows you to know what type of document your client will receive once the purchase process is completed, for example, if a person has a Land Certificate, then we know that we need to do a Transfer of Land Application for them to get a Land certificate back when the transfer is complete, while if a person has a Minster's Fiat Grant and the area is not declared, then we know that it should follow a Deed of Conveyance, if the area have become declared, then we know that we have to do a first registration first before the title can be transferred. All these things are important because it allows you client to know and understand the type of title they're getting, it gives them a clear vision and understanding.
