@Iyke Igw since you’re just starting, I’d recommend GoHighLevel it’s simple but powerful, and it keeps all your leads, texts, calls, and follow-ups in one place. It really helps avoid the overwhelm of juggling multiple tools. If you’d like, I can walk you through a starter setup so you can hit the ground running without wasting time figuring it all out.

@Le`Var Harris Zoho CRM can work it’s flexible and has solid features but it’s more general-purpose, built for all types of businesses. Platforms like GoHighLevel are designed with investors in mind, so you get real estate–specific tools like automated follow-ups, call tracking, and even dispo options right out of the box. Are you looking for something more customizable like Zoho, or would a plug-and-play system built for real estate save you time right now?
LOCKED IN!!
Helloooo! I am new to the community and am barely dipping my toes into wholesaling. I'm looking forward to closing my first deal before I go Active Duty! I have 145 days before my ship date. If I can close a deal before then, I'm switching to the Reserves.

@Maria Olivas welcome! Love your drive. With 145 days, you’ve got plenty of time to lock in a deal. A simple CRM will help you stay organized and consistent so nothing slips through. Are you leaning toward single-family or land for your first deal?

@Maria Olivas That’s a solid plan starting with single family homes great choice since they move quicker with buyers. For CRM, I usually recommend GoHighLevel because it keeps everything in one place: leads, follow-ups, texts, even contracts. The best part is you can automate a lot so you’re not stuck doing everything manually.
New England
Anyone in New England area?? I’m outside of Boston!

Cj, welcome! Boston’s a great market lots of opportunity around New England. Are you looking to connect mainly with buyers, sellers, or other investors in the area? Also, having a CRM in place can really help you organize those local connections so nothing slips through the cracks.
Software
Has any tried xleads on here? Looking into wholesaling software options and it seems like that's one of the most all-inclusive out there. Lead generation, the CRM with a dialer and text blasting seems very helpful, AND dispo? Seems like a fantastic deal but worried it might be too good to be true especially for the cost. Would love your thoughts and any recommendations for other possible options!

@Robert Stehm Robert, that’s a solid question. A lot of “all-in-one platforms sound amazing but often end up doing one thing well and the rest just okay. From my experience, having a reliable CRM as your foundation is the most important piece—it keeps your leads, follow-ups, and contracts organized, and you can always integrate a dialer, text blasting, or dispo tool on top.

That way, you stay flexible instead of locked into a system that might slow you down later. Do you already have a contract template in place, or are you looking for something that ties directly into your CRM and dispo process?
Watch Out From this "Max A Million" Guy I Saw On Here
There's some dude calling himself "Max A Million" and he's trying to sell his $10,000 course the link was https://thewholesailors.com/ I don't trust a guy that calls himself "Max A Million" what an arrogant name to let everyone know he makes millions wholesaling. 🙄 Look what this dude texted me

@Zach Ginn It’s always smart to be cautious with anyone using flashy names or high-ticket courses. Some people sell hype more than actual value. If you’re looking for legit guidance, it’s better to stick with people who show consistent results, transparency, and practical advice, not just a big name or brand. Have you checked if anyone here has actually tried his course?
