I have a fix and flip we did last year. We planned to run it as a STR but my son ended up buying it from us (his 1st house). We did extensive rehab and took a hit when we sold it, lost money because of what loan price my son was approved for. Doing 2025 taxes now. How do I get started with this property for my 2025 taxes? Fill out the Fix and Flip template? Hours tracker? Not sure where to start

Hi everyone! I’m Ana Carolina 👋🏼 joining from Denver, CO. I'm juggling a dual career in corporate America and Real Estate Agent... I'm entering my second year of building my real estate business on the side. I’m also a mom to 3... raising 2 neurodivergent kiddos, which is a big reason why I’m so focused on being intentional with money and long-term planning. 🐋 Why do I want to save money on taxes? Not just to “save money,” but to create more breathing room. Less going to taxes means more going toward my family, paying down debt, reinvesting, and building real financial freedom. 🐙 Where am I right now? I’m in build mode. Learning how to structure real estate the right way and shifting from side-hustle thinking into treating it like a real business. 🏖️ Biggest challenge right now? Getting my systems, cash flow, and tax strategy dialed in. Once that’s solid, everything else gets easier and less overwhelming. Really glad to be here and learn with you all 🙌

Hey all 👋👋
I’m a STR real estate investor with 5 STRs and tipping my toe into co-hosting. My husband owns a construction co (residential remodeling) and has worked for investors for the past 20+ years. Now… he’s my contractor 🎉🎉 We buy hot mess properties that need a ton of work; the kind that other buyers avoid. This is how we can add a ton of equity. What I want: Time freedom. The ability to choose how I spend my time. My struggle: Bookkeeping 🫣😵‍💫🫠 But don’t have a budget to hire one I’ve tried QBO but I’m not accountant-literate and I find it confusing so I ignore it … and don’t close my books 🤦‍♀️. Just started with REI Hub for the properties. Now need a similar user-friendly platform for his company. Freshbooks or Xero ? Thanks all Glad to be here !
