Help with Vendor - Update x 2 5/9
I found a property that has potential, but it has 10 days left on the auction. However, this property used to be rented out. So, I have done a little digging and have managed to make contact with the vendors son. The vendors son happens to be experienced in property, as someone fairly early on in our journey, how would you approach this. So far I have just reached out to make contact and asked if they would be willing to talk if they fail to sell at auction. They have replied and said "What do you have in mind" Where woukd you go from here? my thoughts are to just ask loads of questions because I think the property would make a great holiday let and we still need to get the back story to make sure the deal would stack. Obviously I know we need to treat this as any other deal but my fear is the vendors son may pounce on a weakness. On numbers alone the deal looks good, great location, again with most SA units in a remote area very few comps. Any help and advice would be welcome. My plan is to just go back and ask if they can provide evidence of the nightly rate, occupancy rate and running costs and if the house requires any maintenance etc. Do I ask why the vendors son is not taking it on as he is in property and he run them for his mum. Gut feeling is they won't sell at auction, but it would be nice to be in deep dialogue before it finishes. Thanks all

How did this go? @Simon Miller
5 Day Challenge Details > Starts Monday 20th July
Yesterday, I said I was running a 5-Day Challenge for people who want REAL results. Not more wasted time, being busy but not productive. Actual movement in your property business. A couple of you already commented IN (I see you 👀 @Laura Day @Simon Miller ). Here's what it is. My number one rule in this game: 'Conversations breed business'. Not endless viewings. Not another webinar. Not sitting there "waiting to feel ready". Deals, investors, JV partners, money.... it all comes from conversations. The more of the right ones you're having, the faster your business moves. So for 5 days, that's exactly what we're going to do. Every day, one action that gets you in front of your ideal investor or partner and starts real conversations. Old leads, follow-ups, warm intros, the rooms your people hang out in, and how to reach brand new ones the right way. And before anyone panics: this is NOT about spraying pitches at strangers. I don't do that and neither will you. We lead with value, every time. Give first, ask later. That's the whole game. Here's the shape of it: ✅Day 1 (Mon) - Reactivate. Chase your old leads and follow up everyone who ever showed interest. ✅Day 2 (Tue) - Present yourself right, then put value out where your people can find you. ✅Day 3 (Wed) - Find the rooms. Every place your ideal investor actually hangs out, and how to start talking to them. ✅Day 4 (Thu) - Cold outreach done properly. How to reach new people so it actually lands. ✅Day 5 (Fri) - Follow up, ask the right way, and turn conversations into real next steps. 👉How it works: Every morning I'll drop the day's task in here with a short video. Takes 20 to 30 minutes. You do it, then post your result in the comments. I'll be in here replying to every single one of you, personally, all week. It's completely free and it starts Monday 20th. If you want in, comment IN below and turn your notifications on so you don't miss Day 1. 💪

TONIGHT, 7pm: Would you buy this house for £150k?
I've found tonight's property deal victim. 🏚️ 79 Conway Crescent. On Rightmove right now at £150k. A tired 3-bed that needs a full back-to-brick job. The done-up ones round the corner are selling at £235k. So the maths looks easy. Buy at £150k, spend £30k doing it up, sell at £230k. Fifty grand profit with a 27.8% ROI. Happy days, right? That's the 'basic analysis' you get on most property deals advertised by sourcers. Tonight at 7pm I'm running the real deal through Property Accelerator Pro, live, in front of you. Every cost people often forget or guess at. Spoiler: It's less than fifty grand! Before I go LIVE tonight... tell me one thing in the comments 👇 Would you buy it at £150k? Yes or no. (There's no sitting on the fence.) Then come live tonight, 7pm, in the group. Bring any question you like, a deal you're stuck on, strategy you're chewing over, throw it at me on the night. It's free and it's the most useful hour you'll spend on property this week. Tonights aim is to make you a better investor / better sourcer and better at analysing deals! That way you don't suffer the pain of getting it wrong! See you at 7 tonight! 🔥

Finance costs if using bridging, holding costs and back up plan if it doesn't get sold and you are still on a bridge. Flipping properties suitable for SA as you have back up plan and no tenants to deal with. Property will be kept in great condition and you get cashflow up until the market is better for it to hit the sale targets I will watch the replay

@Paul Rose I highly doubt they will go down the same route as Scotland or London but it will get tougher. We will see
Deal analysis with Paul 🏡📈
Thanks @Paul Rose Not had a call with Paul in a while but wanted to go over numbers on a BRR I have agreed in South Wales 3 bed terraced for under 100k Over 11% yield on purchase price Leaving under 5k in the deal (potentially all money out depending on valuation ) Over 68% Roi with the conservative numbers 📈 I have been conservative on end value His deal calculator we have access to is great 🏡👍

@Rich Travis I have had a mixed experience with it but now try to focus on mainly houses suitable for contractors. Big focus on trying to grow management side. Got 2 properties at present 4 bed in Gloucester on a 59 day booking 3 bed in in Bristol on a 3 month booking Had other properties in past but weren't suitable for contractors and was more leisure guests which I'm not a big fan of due to the cost of cleaning 💰💰💰
