A market review is most useful when it separates demand growth from new supply growth. Stable occupancy can still hide margin compression if ADR, concessions, and operating costs are moving in the wrong direction.

For first-time buyers, I would add a regulation checkpoint before detailed underwriting: zoning, permit availability, occupancy limits, tax registration, HOA rules, and enforcement history. A strong property cannot overcome a market where the intended use is not durable.

A useful manager comparison would normalize every proposal into effective cost per occupied night, response coverage, pricing responsibility, maintenance markup, and owner reporting. That makes a lower headline fee easier to compare with the actual work being delivered.

Before switching managers, I would preserve the current listing data, guest-message history, vendor contacts, access procedures, forward reservations, and payout reconciliation. The transition risk can erase months of expected savings if ownership of those assets is unclear.
