I have a sub to deal I would like to buy as a primary residence. How does the insurance work? Does the seller keep the insurance in place or would I get my own insurance?

Yes carlos that's one of the fundamentals for Subject to, you need to get an insurance on your name, and also keep the original seller insurance in place as it is part of escrow. When the insurance changes name is when the bank knows the property was transferred.
