What I Learned My First 6 Months In Dispo
If you are just getting started learning how to dispo deals it can feel overwhelming. You feel like you are between the action and often unsure how to engage your buyers. Building a list seems daunting and overwhelming....and you ask yourself.... should I even try? I get it. When I came to work at Privy I was used to retail commission sales. Sit at your desk, wait for a customer to come in and then pitch them. This business feels different than anything youve done before because YOU are the driver of all engagement. Here are 5 things I learned moving out of a traditional w2 sales role and into real estate wholesaling: 1. Networking is very simple. You call, introduce yourself and explain how you can bring value. In this business the script is written for you. They want deals, you source them. That is the beginning and the end of the relationship. Just have a real conversation. You dont need to sell your buyers. You need to let them know that you have what they want. 2. Dont make promises. When you are just starting out you lack confidence. We all do. So we are often tempted to lead with promises. You might have a tendency to oversell yourself. Don't. It makes you sound untrustworthy. And most of the buyers you opt in wont buy a deal from you for at least a year. You arent there to service them, you are there to leverage what you can get FOR them. You are bringing the value to THEM. Speak with confidence and let the tire kicker go! Dont get caught with commission breath trying to convince a fence rider to close. Move one and connect with someone else. 3. Your buyers are not your best buds. This relationship is about leveraging. You need to get paid and if you buddy up too close you will lose the connection when you have to hard close on a deal. Dont put yourself in a position to lose a relationship when its time for you to get what you need. Keep it professional and lead the conversation. You are the pro that knows a good deal. Friendships come naturally out of good business. Be a business professional not a best friend. Keep your boundaries and earn respect. Getting someone to like you is the cheap route and it rarely pays. Make them recognize you. 4. Consistency is EVERYTHING. If you arent building at least 5 days a week then you arent building you are hoping. Your buyer list should never stop growing. Doesnt matter if you have 5 thousand. Work the grind until you start making money, then use systems to build in a more passive way. But the list NEVER stops growing. 5. Dont reach for high payouts early. Make yourself affordable and easy to work with early. Dont put yourself in a position of need. Actually learn what a good deal is and make your fee match the deal. That way its a natural payout. Nothing was forced. The big hits will come, but not every deal is gonna pay you 10k. Take your 1k and 2k hits early and when the right deal comes in, know how to recognize it and get your big swing in a way that actually WORKS!!!
