Property to buy and live in whilst renovating
Hello everyone, Question - If you were buying this property as a cash buyer to live in while renovating it, what offer would you make, and why? The guide price is £170,000–£180,000. The previous buyer pulled out because they felt there was too much work to do. I’ve just been to look and there could be possible light electrics to update and theres a door and window that needs replacing because there is damp around the window where the lady did not have a Window put in that she can open so there’s been no ventilation through that window. The main question would be, what’s the exit. Are you living in it to flip, or to hold and release equity post refurb? And then what are the timescales. There’s a 190 comp for a 2 bed, so looks like there’s some growth but this is a 3 bed so what do you have as a benchmark for 3 beds to showcase where the potential uplift will reach. Once you have that then work out your cost of works and subtract that plus fees and costs and you get your offer price ( then minus 15k)
What’s the best way to find deals?
Hi Everyone, How do you find good property deals in the UK? Is it via sites such as Rightmove, Zoopla, etc. or primarily through brokers and agents?

So I find deals on the portals, sometimes other Sourcers (but be careful here because I would say after 12 years maybe 10% of sourcers present actually good deals l) and also my own off market leads - but that can be expensive to do
