I am having trouble with the analysis. When I am in putting the information it is saying 10% ROI and 16% BMV but my offer price is 20% BMV which I calculated and the ROI is 45.5% when I use my other AI calculator. Help please.

@Sam Joy question if the house itself looks fine but then the garden needs work. Do we not bother analysing it or can a garden actually make a lot of difference to the sale?

@Sam Joy So the comps are 2 3 beds and 2 4 beds but the 3 bed have sold for more than the 4 beds

When I went through companies made simple they asked for my ID for AML does that mean that they registered for me. Or do I still need to pay for the registration?

My Week wins
1. Went on 2 viewings today will be the second. 2. Created my own company (waiting for the incorporation to happen) 3. Joined DPN 4. Went to the Shard for the first time.
