Ideas on purchase price for a development
Hi guys, Could use your help. I have the chance to get a deal for 3 out of 4 houses (maybe all 4) on a development land. Just wanted to see what you guys will offer if all was 2 bed 2 bath. Individually the prices are £400k and 2 are £450k. The developers are selling Individually but will sell all 4 as they want to get rid of the property. Thanks

@Sam Joy yh thats for 1 property not all 3 cos i don't know what to price it at thats why I was tryna get help with. Cos they will be getting income from all 3 maybe all 4 properties

@Sam Joy The issue is cos they are selling it separately it is on as all 3 separately. The agent as spoken to them and they said cos they want to get rid of them they will sell altogether if someone wants all 3 but they haven't given a price of what they would take for the package. I worked out that for all 3 if buying separately they will be spending over £1.1m but I do know from the agent it will be less than that as a package that's why I was thinking £750k-£850k as on is in neg equity. the post code is N22 8YE. The prices listed aren't what they are selling to me for.

Hi @Sam Joy i am having trouble with the numbers for one. As I have the numbers but when I put it into the analyser it says negative but the current owners aren't in negative and making a profit of them.

Help with units numbers
Hi @Sam Joy are you able to jump on a call just to walk me through how to analyse units. Got one it was a office converted into 5 bed house. I have been given 3 as a package deal it seems.
