Rent Rise Increase Percentage
Hey all Is there an average rent rise increase percentage or amount that as landlords we should expect to increase by on commercial premises? 3%? 5%? Etc Are these usually annually? Or can it be standard practice to agree a rate now and no increases until the break clause at the end of say 3-5 years?

If you have a commercial lease upward rent increases should already be written be your agreement. Please review this first.
Dark or light…?
Oooooooh. Wallpaper off in the staircase and we’ve revealed the original paintwork - which is a dark green with a painted border and dark lower half. The original concept colour scheme for the hallway was going to be dark panelling with a lighter brown/grey upper wall (matching the colours we recently did in the HMO room picture attached…) But now I’ve seen the dark green - I’m thinking about taking it honouring the original scheme and going down the darker route with this sumptuous blue scheme and dark panelling (picture taking from farrow and ball inspiration). There’s going to be a lot of white above the picture rail, with white skirts and architraves so think it’ll pop nicely. Which way would you take it?

Yesterday’s labour market rehash of jobs created
So with the recent news we are potentially looking at a 0.5% cut on IR in September rather than the 0.25% previously expected (guess we’ll know more on Friday). Is this likely to make it harder to find deals as more buyers will be entering the market? Just wondering what your experience has been when the interest rates are cut with regards to PUs?

I would not be surprised to see some sort of U turn on bank interest policy given that CPIH increased last month to 3.1% https://www.ons.gov.uk/economy/inflationandpriceindices/timeseries/l55o/mm23
Permitted Developments
Morning all During Simon's chat he mentioned the best way to search for PD properties was to go through the local authority site. Does anyone have any rec's on the best way to find these PD properties?

Each local authority is different. For example Nottignham City Council has it own website: https://www.nottinghamcity.gov.uk/information-for-business/planning-and-building-control/planning-applications/do-i-need-planning-permission/permitted-development-house-extensions-change-of-use I also Use PatMa to search for PD applications across the UK. You will need to set up an account: https://app.patma.co.uk/prospector/planning/search/
