I own a 4.6 acre parcel of land in Kansas City, Missouri. It is zoned R4. Water, sewer, and electricity are at the road. It is adjacent to a large manufactured home community that was recently totally emptied and the restored to a new community. The old community was an eyesore. The company that owns the MFH community is a respected group. On the other side of my property is a single family home community, older starter homes. I have been trying to sell this property for almost two years. I am on my third realtor. I was thinking about trying to reposition the asset as a small manufactured home site. There are no owner MFH properties in the area. There are plenty of MFH, all Inside rental communities. Does anyone in the group live near zip codes 64133? I would need to rezone the property. If I could get 10 pads with minimum square footage of 10,000 square feet, I could turn lemons into lemonade. Contact me if you have any suggestions or recommendations. Thanks, Howard

Asbestos
I am looking to purchase another property in Georgia. It has a 1976 manufactured home that is partially destroyed. My investigation suggests that there is a high likelihood of it having asbestos. Has anyone dealth with this situation? The home cannot be moved on the chaise at this point. It is 980 square feet and a single wide. Would you walk from the deal if you had to get an asbestos abatement company and special demolition company involved?

Honest Company for Land Clearing
I started work on my project in Waynesboro, GA. This is about a 3 hour drive from Lumberton, NC. I wanted about 1/2 acre of land cleared of trees and a pad for a 28 by 48 manufactured home. Here is a picture of my request. The property had already been mulched to help sell, so there were still some trees and the stumps had to be removed. I had two separate companies give me bid. Both quoted five days of work, 8 hours per day, for two men. Each bid was about $9300 to $10,500. I spoke with a local company, Crosby Land Clearing and Septic. Chris is licensed to place septic systems in GA. He and his cousin completed the job in 2 1/2 days and charged me $5500. I have told him that I would share his information to our group. If he comes to NC for jobs, he would need to be reimbursed for travel, lodging, etc. However, this is an honest guy. [email protected], telephone number 706-871-2596.
